Selling a Home

There are many reasons homeowners may want to sell a home. You may be looking for a different location, more room for your growing family, or less room now that the kids have moved out. Perhaps the vacation property you bought isn’t being used as much as you thought, or maybe selling your home is an option that will let you simplify life, enjoy retirement, or get a return on an investment property. Whatever the reason you’re selling your home, my job is to sell your home as quickly as possible and get you the best return on your investment.

1) Selling is a Shared Commitment

While I work very hard to find a buyer for every home I list, selling a home is a shared effort between a real estate agent and a homeowner. Getting the home ready for sale is one part of that effort, and keeping a home looking it’s best and ready to show while you’re still living your life is the other. It requires commitment to have your home on the market for an extended period of time. My extensive real estate experience has helped me to develop a system that works, and reduces the length of time your home is on the market. Because I also talk to home buyers every day, I will make recommendations for how you can make your home as appealing to potential buyers as possible. It may require some work, but knowing what kind of improvements buyers are looking for can make a significant difference to your bottom line.

2) Setting the Right Price

Homes sell faster when they’re priced for the current market. I study the current Nanaimo housing market, and have decades of experience to know what price a home will sell for. This is an integral part of any successful sales strategy because the right price will ensure that you have interested buyers, real offers to consider, and ultimately a faster sale. I also know what features are available in other homes in that price range. When your home is priced correctly for the market, you’re more likely to get real offers to consider.

3) Showing the Best Features of Your Home

When your home is ready for viewing and the price has been determined, I go to work to attract interest in your home from a large network of possible buyers. I like doing things right, so I want every listing to look its best. That means using professional photos, accurate descriptions, and highlighting the unique features of your home. I know what buyers are looking for, and will ensure that all of your home’s advantages are easy to see and appreciate. Not all buyers have the same approach, so I use a variety of sales tools including print and online sales tools, floor plans, and virtual tours. I will also personally show your home, and invite potential buyers to experience the unique features of your home first hand.

I am an excellent negotiator and have the sales record to prove it. When you receive an offer, you’ll have time to consider it and to make the final decision without pressure. Once an offer is accepted, I will confidently look after all the transaction details and work with your legal representative to provide you with access to the equity you’ve worked so hard to build.
